Data Center Expansion: NorthPoint Proposes Gigantic Facility at Keystone Trade Center
Northpoint Development's Proposal for a 2 Million-Square-Foot Data Center Campus
Northpoint Development is pushing ahead with an ambitious expansion plan for its Keystone Trade Center in Bucks County, Pennsylvania. The proposed project includes the construction of a new 2 million-square-foot data center campus, signifying a strategic shift from traditional industrial warehousing towards the emerging digital infrastructure market.
The $1.5 billion complex, previously a U.S. Steel site in Fairless Hills, is now in its third phase of development. Described as a "digital infrastructure campus," the new data center will occupy 247 acres and consist of ten buildings, ranging in size from 112,000 to 217,000 square feet, and standing one to two stories tall.
The Falls Township Board of Supervisors has granted approval for Northpoint to proceed with the construction of the data center. Initially, the 247-acre site was intended for four distribution facilities.
Already, Northpoint has completed two phases of development at the 1,800-acre Keystone Trade Center, delivering 5.5 million square feet of fully leased industrial space. Among the notable tenants is US Elogistics, which leased 518,000 square feet in a newly constructed 1.04 million-square-foot building on the premises.
Upon full development, the Keystone Trade Center would accommodate over 20 industrial warehouses and distribution facilities, totaling a projected 10 to 15 million square feet, with the new data center campus being the latest addition.
The move towards data centers reflects Northpoint’s response to a decline in demand for traditional industrial warehouse space. By focusing on the emerging digital infrastructure sector, the company aims to contribute to the region's economic growth and job creation in technology and data center industries.
